Sometimes you need an independent, formal valuation of a property that will stand up to scrutiny from HMRC, solicitors, the courts or other parties. As an RICS Registered Valuer, I provide Red Book valuations carried out in line with RICS Valuation – Global Standards.
What is a Red Book valuation?
"Red Book" is the common name for the RICS global valuation standards. A Red Book valuation is prepared by a valuer registered under the RICS Valuer Registration Scheme. It gives you a formal, evidence-based report of the property's value at a specific date. Unlike an estate agent's appraisal, it is independent, regulated and backed by professional indemnity insurance.
When you might need one
- Probate and inheritance tax. This includes a valuation at the date of death for HMRC.
- Divorce and separation. An independent figure can be agreed by both parties.
- Family sales and gifts. This helps confirm a fair market value.
- Pre-purchase or pre-sale advice. Useful if you want an independent view of value.
- Help to Buy redemption / shared ownership staircasing.

Only a valuer registered under the RICS Valuer Registration Scheme can carry out a Red Book valuation. The valuer must be independent, suitably qualified, and have knowledge of the local property market. A Red Book valuation reports the property's value at a specific date, so it doesn't expire in the usual sense. For probate or tax, it remains the value at the relevant date. For other purposes, such as a sale or refinancing, market changes mean an older valuation may no longer reflect current value, and an update may be needed.
HMRC requires property in an estate to be valued at its open market value at the date of death. A Red Book valuation from an RICS Registered Valuer gives you a robust, independent figure that reduces the risk of HMRC challenging it. An estate agent's appraisal may not provide that.
